saw a news article where some case of fraud has come out in SBUT. Apparently Huzefa Electricwala who is a member of liasioning office of Alamdar Infra was ousted with forged resignation letter.. His signature was forged on a resignation letter. Huzefa learnt of his resignation through some website as I got to know... Anyone with concrete information on this ?

You guys modus operandi has became to stay in dilapidated conditions only. Only fools like you will grumble about the transit camp @ Mazagoan. It is Our Aqamaula ( tus ) Ehsaan that he ordered us to built a transit camp so that people residing in bhendi bazaar doesn't gets affect & they can live their life in a sumptuous way.
But people like you are ( NA Shukra) who always has a grievance in every thing. I am not comparing as it cannot be compared at all but to open your brain & eyes i want to say something.Have u ever visited MHADA transit camps. Just see how the tenants are living there & what kind of Hardships they face reguarly.

The fraud of False-Signature found in the Liecensing Co. of Bhindi Bazar Project
Saifee Burhani upliftment Trust (SBUT) has undertaken a cluster redevelopment project in Bhindi Bazaar at South Mumbai. A company in the nane of Alamdar Infrastructure Pvt Ltd. is given the work of licensing. A fraud of False Signatures has come to the light in the Alamdar Infrastructure Pvt Ltd. This fraud is committed by the other directors in order to remove one of its directors. The police has registered a case against three directors of the company involved in this fraud.
Alamdar Infrastructure Pvt Ltd. Co. was established in 2009. In 2011 it was registered under company registration act 1956. Names of Murtuza Rajkotwala, Huzefa Chechatwala, Raju Pawar and Huzefa Electricwala were registered as the organisers of the company in the registration office.
According to Huzefa Electricwala, the SBUT in 2009 allotted the work of licensing to Alamdar Co. The Co.'s job was to convince the residents to vacate their flat, to obtain their consent letters, to get documents from MAHDA. Huzefa Electricwala has said in his statement given to the police that the managing director Nurtuza Rajkotwala had promised him a sum of Rs. 105 crores for this work. He said in his statement to the police that in the start of year 2012 the managing director Nurtuza Rajkotwala used to manipulate the documents related to the Co. and the Project and submit the manipulated documents to Mahada. Huzefa Electricwala had raised objection against this manipulation. But even then this manipulation continued.
After completion of his work, when Huzefa Electricwala demanded his agreed remuneration, the Co. directors started dragging the matter. Five months passed then in February 2013 Huzefa Electricwala found on the Website of Ministry of Company Affairs that Huzefa Electricwala has resigned from the post of director of Alamdar Infrastructure Pvt Ltd. He obtained the all related documents regarding this report through internet. He found the signature on his resignation letter is false. He got verified this false signature on his resignation letter by the Government authorised handwriting expert. His report also confirmed that the signature is false.
Huzefa Electricwala filed a complaint in N.M. Joshi police station against this fraud. The police has registered a case CR no. 22/13, under IPC section 467, 471, 420, 34 against Murtuza Rajkotwala, Fida Husain Kapasi and Huzefa Chechatwala.

Construction work on a 30 billion rupee ($472.8 million) property regeneration project in Mumbai is set to start in a matter of months, according to the organization behind the development.
Plans are in place to completely rebuild the Bhendi Bazaar area located on prime land in south Mumbai. The overcrowded and dilapidated buildings that currently cover the 16.5-acre area are to be torn down and replaced by modern skyscrapers, according to the master plan.
"We plan to complete the project within a maximum of five years from the day we get all of our approvals," said Shaikh Abdeali Bhanpurawala, the secretary of the Saifee Burhani Trust. He said that the approvals from the authorities are expected to come through by the end of this year, so work could begin by the first quarter of next year.
Pre-construction work has started and the trust has already built a complex with temporary accommodation for the tenant. Seventeen buildings have been demolished. It is currently building temporary space for businesses. The redevelopment project is designed to include at least 3,200 homes and house about 1,250 businesses.
Existing tenants living and working in Bhendi Bazaar will be re-housed in the new development. The remaining property in the new development will be sold.
"Mumbai has, for many years now, been a subject of redevelopment to catalyse urban renewal and improve the quality of real estate and infrastructure," said Anuj Puri, the chairman and country head of Jones Lang LaSalle India. "A fast-growing population's demand for space amidst limited availability of developable land has forced the redevelopment of old properties into brand new structures."
Authorities in Maharashtra, the state in which Mumbai is located, have recognised the need for such developments. The government of Maharashtra has taken a major step towards addressing the issue of urban blight by the initiative of 'cluster development'," Mr Puri said. "Cluster development is another name for redevelopment of a group of structures within a specified area."
Cluster development, such as that being undertaken at Bhindi Bazaar, is more complicated than redevelopment of individual old buildings. "Under Maharashtra's cluster development scheme, a developer needs to prepare a master plan for the area, making adequate provisions for supportive infrastructure," Mr Puri said. "Further, the developer needs to provide free-of-cost tenements to all original and genuine occupiers.
"However, the biggest challenge for cluster developments is the identification of beneficiaries. For instance, getting the majority of stakeholders on board is a major task. Also, it is a long and capital intensive process."
The trust said it has yet to appoint a developer for the project, but it is likely to award the contract to an Indian company that knows the market.

It is now more then 3 years and they have not been able to demolish even 10% of the total buildings so it is anyones guess as to when ALL the buildings will be demolished and when the actual construction begins and ultimately when the project will be completed !!! Abdes have been surely taken for a royal ride by the zaadas under the leadership of the Dai, Mansoos and his financial aid, Qaid Johar !!!

Dear bro gulam mohammad , few Tenants from bhendi bazar went & met medha patkar, when she was aggitating in khar, she was shocked when she heard our story & she asked kya syedna sahab esa karenge ,,,, but poor female dsnt know in the name of syedna his own sons' are only looting the whole community like white dacoits, we the Tenants have done almost everything, not leaving a single stone unturned, but this burglars are spending money like stream water, & we have got evidence that they are using talisman ways of removing the tenants cause one of their man was caught throwing mustard seeds around the house of a tenant who has got court order, the snap is evidential proof of such henious dirty act.

I believe you all should have constantly followed up with her and she would have definitely helped youll as she was instrumental in exposing many such frauds in many states. You can even approach Tehelka guys who too were instrumental in exposing top politicians during Gujarat genocide which resulted in mass convictions. They are experts in sting operations too.

Are you aware of the antecedents of Murtaza Rajkotwala and Hozefa Chechatwalla, the directors of Alamdar Infra which is playing a key role in SBUT and which is the mastermind behind frauds committed in this project ?

hezadas might be having lots of money, but I am sure they lack true abilities or education which would be require to complete such huge project, and I think this is the reason many people are taking advantage of all this.

The State Expert Appraisal Committee (SEAC) screens proposals for construction projects spread over 20,000 sq m and recommends them for clearance to the State Environment Impact Assessment Authority (SEIAA). The latter, headed by the environment secretary, will now accord approval to Bhendi Bazaar redevelopment.
"The proposal will probably come up before the SEIAA in their next meeting.
The project should get the SEIAA's approval within a month or two," said Ravi Bhushan Budhiraja, chairman of SEAC.
The redevelopment project, being undertaken by Saifee Burhani Upliftment Trust (SBUT), will contain eight clusters of buildings for 20,000-odd residents and is expected to be completed in 2023. The trust is aiming to begin construction in April this year.
Recommendation for green clearance has come with a set of conditions. The project proponent will be responsible for securing traffic permissions during the construction phase as a large number of trucks will ply in the region every day for nearly three years. SBUT will also have to secure necessary permissions for disposal of debris and erect foot over-bridges at important junctions.
Currently, SBUT has commenced work on shifting the project-affected people to plush transit camps in Mazgaon and Byculla and demolishing buildings in one cluster.

Landlord of Indorewala bldg., Raudat Tahera st has been cheated by Alamdar Infrastructure P.Ltd and his employee Mr.Mustafa Lokat for Rs.10 lakhs taken for legalising the terrace area into room by bribing MHADA authorities. Victim also met one higher authority of SBUT who assured him that the tenancy on the terrace will get approved from MHADA by Alamdar and Alamdar is capable of doing this. On this basis he gave Rs.10 lakhs to Alamdar Infra P.Ltd. When he realised that he had been cheated he demanded his money back from Alamdar and also complained to SBUT.

One of the higher authority of SBUT, Mr. Murtaza Ali and his bodyguard Hozefa Tailor and Mr.Asif Dadhi of Alamdar did his best to safeguard Alamdar and to see that this topic doesn't get revealed to tenants of Bhendi Bazar. Forgery was done in Nagpada and so police complaint is done in Nagpada Police Station....... Time and time this kind of corruption is being exposed in Alamdar Infra (liasoning company of SBUT) but no action has been taken...

Tenants are being cheated in the name of Mola and by emotional blackmail. Shoaibbhaisaab acts helpless and directly or indirectly is aware of everything. Some higher authority are aware of everything and doing their best to safeguard Alamdar Infra and their name in front of Shahzada saab for spoiling and damaging the name of this noble project of its kind and trying to screw Mola's dream project.

Will anyone from SBUT explain who is the main culprit....... these people are just fabricating documents. There are many people in Bhendi bazar who have paid Alamdar Infra in the name of MHADA and allotment of transit rooms and transfer of tenancy. Detail enquiry can reveal more facts. What action has been taken against Alamdar, Murtazali and his team people want to know against Mr.Mustafa Lokat (Pro SBUT & Alamdar).... This is true fact and one can inquire with landlord of Indorewala bldg.. and bldg. name Huseini bldg. and landlord is Huseini Kagalwala victim is relative of Indorewala bldg. landlord near Raudat Tahera St and can also inquire in Nagpada police Station. Complaint against Alamdar Infra, Mustafa Lokat from Kazi bldg., Nagpada of fraud documents and duping of Rs.10 lakhs.

CEO of SBUT Bhendi Bazar project should resign and apologise for reasons given below :-

1) For sending Masjid and tanzeem members to tenants to give consent for redevelopment but before redevelopment is started if tenant is cheated in name of consent or carpet area to be given after redevelopment no one is there to go and meet the tenant and hear his grievances or help him or atleast condemn the shameless act done by Murtuza Ali and his bodyguard Hozefa Chechatwala alias Hozefa tailor and his punter Mustafa Lokat and Alamdar Infra Pvt.Ltd. and team.

2) For his shameless statement standing near the tomb of His Holiness at Raudat Tahera and considering the whole area as worse then slums. Why is he so much interested in talk and walk in areas worst then slums.

3) Though with zero past knowledge of redevelopment but working for last 4 years with MHADA authorities officers and team and MHADA officers doing certification of buildings. Mr.CEO Abbas Master is not aware with meaning of MHADA name also.

4) Employees of M/s. Alamdar Infra drink alcohol and also comes and attend office fully intoxicated of which SBUT and tenants are also aware of but still no action is being taken against them.

5) Case registered against employees of Alamdar Infra for molestation of tenants staying in mohalla in 2012 at J.J. Marg Police Station and were arrested and later no action was taken against them.

6) Case was registered against Murtuza Ali and his bodyguard Hozefa Chechat alias Hozefa Tailor and Murtuza Ali's cousin Hussain Kapasi at NM Joshi Marg Police Station for cheating and forgery..... SBUT supported them and no action was taken.

7) Mr.Abbas Master and his team member Mr.Faiz Khan caught red handed through audio recording done by one of the engineer for bribing and Abbas Master got the service of the engineer terminated who was the complainant... Shameful act.

8 ) In transit accommodation many Alamdar employees live illegally at Ghorapdeo like Burhan Najafi and Moiz Mandsaurwala. Burhan does household and children's work of Murtuza Ali and Moiz Mandsaurwala alias Almashad alias Batla does fabrication of important documents and is an expert in forgery. Both Burhan and Moiz are not official residents of this redevelopment project and legally not authorised to live in transit houses allotted by Maharashtra government or it will create problems in future for all tenants staying there....... Shame, you are aware of this ... tenants are not getting 2 rooms or bigger houses of 3 rooms easily and have to bribe your consultants.... Unko bhi rehne do magar tenant ka haq mat khao, yaar satao mat... let them stay ... but ask them not to harass tenants who have bigger areas.

9) If we use the word BOHRI instead of Bohras you have a big objection but on NDTV talk show all used the word BOHRI... SHAME.. Only Mr. Abdealibhai used the word Bohras. Master man should not be allowed to give interview if he doesn't know how and what to speak.

10) With permission and for personal benefit of Mr.Murtuza Ali (Alamdar) and SBUT CEO Abbas Master, all consents, indemnity bonds, declaration, will, affidavit all were done at Bombay Mercantile Co-op Bank Ltd. and anyone can check it, so whether any action will be taken against them for naa farmani of aqa mola and for personal benefit so they can easily manipulate with documents.... SHAME SHAME SHAME.

11) SBUT should THROW THEM OUT AT THE EARLIEST..... Abbas master CEO and Murtuza Ali Alamdar should be thrown out for na farmani and doing act of muddai.

12) Anyone can check Alamdar staff and Hozefa Chechatwala giving tenants rooms on rent for their personal benefits in dilapidated buildings which is risk of life also.

Illegal occupation and commercial exploitation of residential premises by heavyweight entity (Property Law)

Respected Sir,
Our building mentioned in the address below has been illegally occupied by vested interests under the name of SBUT(Saifee Burhani Upliftment Trust) Trust who are using it for commercial purposes and creating a nuisance for the flat owners. The builder Salim Chauhan has a close nexus with the commercial entity (SBUT) and the builder has extended full support to the illegal occupation. Flat owners are appalled by the stress and nuisance created by the commercial workers of SBUT on a daily basis as they have occupied the top four floors and fire Refuge area of the building as well as converted the open terrace for private commercial use.

A case has been registered against SBUT by the Husaini tower flat owners against SBUT and the builder Salim Chauhan. Complaints to various authorities have failed miserably due to the strong influence and money power of SBUT who has recently embarked on a 3000 Cr project which should give you an idea on how large and powerful our adversary is . All our efforts have become insignificant against the mammoth power feigned by the commercial entity.
Summary of illegal encroachments by SBUT and builder:

1. Commercial Illegal Occupation of the top four floors of the building
2. Illegal occupation of open Terrace for private use
3. Illegal occupation of “Fire Refuge area” on fifteenth floor for catering related purposes and dining room.
4. It is in process of acquiring the fire Refuge area of 8th floor and construction of dining room
5. Fire Hazard risk and security threat due to occupation of fire safety Refuge area on 15th floor . The fire refuge area contains explosives like gas cylinder and stoves used for cooking.
6. Daily nuisance from workers of SBUT who overload the Lift by excessive usage.
7. Illegal and inappropriate encroachment of Parking Space by builder and SBUT
Kindly take necessary actions and stop the illegal occupation by sealing the top four floors of the building which are illegally running a commercial business on residential premises.

come to Atlanta where bohra jamaat goondas are gulping mumineen's masjid fund collection in the name of providing construction services in building of masjid. some fo them have never held a hammer and are miliking this money for masjid project. when asked why ,the answwer is "you can do it too and become rich if you know how". the price tag for this project that has been going on for the past seven years atleast has escalated to the extent that any business making this type of venture would have folded its doors long time back and filed for bankruptsy

a biology teacher is heading this masjid project just because he has some money to throw around at the local atlanta amil and his gang. This guy has no earthly idea about construction or engineering and is in a position where goonda committee is cheating him left and right . The painful part is that the higher ups like ashtar who was around for donations does not even care as long as he has had a big najwa from this guy. such are the affairs of this religion.

On 18, Nov 2013, the TIMES OF INDIA said in its news that the announcement was made at the just-concluded occasion of Muharram by Syedi Mufaddal Bhaisaheb Saifuddin that “SBUT will resettle families in Bhendi Bazaar from their rehabilitation facilities within THREE OR FOUR years.”

Where as on 4th October 2013, a paid advertisement by Saifee Burhani Upliftment Trust (SBUT) in Times of India under heading of “Public Notice” states that:-
SBUT is evaluating the possibility of establishing a relationship with a THIRD PARTY for execution of the Project.
SBUT has appointed “Knight Frank (India) Pvt. Ltd.” as its consultant and advisor.

Alamdar Infra-structure and the settler Qaid Johar have gone in the background after exposure of fraud after fraud.

The above raised two points contradicts with themselves. SBUT is not only under one consultant. There are cluster of specialist who are handling different designated tasks

and as far as Syedi Aaliqadar TUS waaz is concerned, he has shown a hope that the project gets concluded within 4 years.
